Why Concrete Sinks and How We Fix It

Concrete slabs sink for several reasons. Soil underneath can wash away from heavy rain or poor drainage. The ground can settle over time, especially if it was not compacted properly during the original installation. Even tree roots can cause the soil to shift and leave voids under your concrete.

When concrete sinks, it creates trip hazards, drainage problems, and makes your property look worn down. Water can pool in low spots instead of draining away. Gaps form between your concrete and stairs or foundations. Left alone, the problem gets worse and eventually requires full replacement.

We use a process called mudjacking or slabjacking to lift your concrete back to its original level. Small holes are drilled through the sunken slab, and we pump a special mixture underneath to fill voids and raise the concrete. Once the slab is level, we patch the holes so they blend in. The whole process takes just a few hours, and you can use the area the same day.

How the Concrete Leveling Process Works

We start by inspecting your concrete to determine how much it has sunk and identify the cause. This helps us plan the best approach and give you an accurate estimate. Once you approve the work, we can usually schedule you within a few days.

Here is what happens on service day:

We drill small holes through the sunken concrete slab. These holes are about the size of a quarter and are strategically placed based on where the slab needs support. Then we connect our pumping equipment and inject the leveling material under pressure.

As the mixture fills voids and builds up under the slab, you will actually see the concrete rise. We monitor the process carefully and stop when the slab reaches the correct height. After we remove the equipment, we patch and seal the injection holes so they are barely noticeable.

The leveling material hardens quickly, so you can walk on the concrete almost immediately. For vehicle traffic, we recommend waiting a few hours, but that is far less than the weeks you would wait with new concrete. There is no curing time and no need to avoid the area.
